KC Office up to LEED Standards!

The interior design & construction of Klondike’s open concept office/showroom had to be considered carefully, as from the outset we were targeting a LEED Gold Certification. Green building has always been a core value for the company and its ownership, so naturally, the goal was to set the precedent at our own offices & lead by example.

LEED stands for Leadership in Energy and Environmental Design and is a third party verification system that is internationally recognized. The goal is to ensure that a building, home or community was designed, built and is being operated in a manner that promotes high performance human and environmental health, specifically in the following areas:

  • sustainable site development
  • water efficiency
  • energy efficiency
  • materials selection
  • indoor environmental quality

Chocolate Arts by Klondike Contracting

When the Chocolate Arts project came our way, we were very excited; Not only would we be around chocolate all day, but we would be helping an amazing Vancouver-based business almost triple the size of their facilities!

If you have thus far denied yourself the pleasure of Chocolate Arts… GO NOW! Master Chocolatier Greg Hook crafts and sells fresh chocolate creations daily. He has committed to sustainability and organic agriculture, using as many local suppliers as possible and sourcing the highest quality chocolate from only sustainable suppliers. Their chocolates are free of colorings, additives or any artificial ingredients. Also, they are incredibly delicious – the daily free samples were devoured as soon as they came through our office door, if they made it that far!

Greg and his wife Patricia opened their West 4th location in 1992 and moved into their current location in 2011. The company has grown steadily over the last two decades and they partnered with Klondike to combine their existing 2125 square foot facility, with the unit next door for a total 6000 square feet! Not only did they double the size of their production area, but they now have a beautiful 1500 square foot retail showroom and café.

A Beautiful Bohemian-style Courtyard in Vancouver

Starting with a defined budget and a 22’ x 33’ lot, Klondike’s Landscape Designer, Thomas Kyle, set out to develop a design solution which met the clients’ price point and lifestyle.

A graduate of Landscape Architecture from UBC, Thomas has 15 years experience designing award winning gardens. He has collaborated with people from New York to Seattle and from Vancouver to Los Angeles. Thomas heads Klondike Contracting’s Landscape Design Division and personally oversees the installation of all our landscape projects.

This garden presented several wonderful design challenges. Fully-exposed on three sides, without screening or shade, it needed to be child-friendly and secure. The clients also required a space which functioned equally well for large gatherings or for small family dinners. It also needed to be low maintenance and environmentally responsible, and the downstairs tenant needed a separate entry.

The design solution, loosely borrowed from the Bohemian design principles found in European courtyards, starts with a layer of tall evergreen hedges and strategically placed tall trees. This tall layer creates the necessary shade and screening for the children to play safely and further creates the framework for a useable interior space.

The second layer unfolds with colorful perennials, climbing vines and wild grasses.

Finally, the playful grid pattern creates a sense of whimsy and interest. Constructed from artificial turf, the green grid requires no maintenance, water or chemicals for upkeep, thus addressing the clients’ requirement of environmental responsibility.

A sculptured water feature rests under a new Katsura tree, functioning as the courtyard’s focal point.

In combination, the layered plants, water feature and grid pattern creates a courtyard which appears much larger than its 122’ x 33’ size, and it also embraces the Bohemian nature of East Vancouver.

After delivering the garden on budget and within a two week construction time, the clients expressed their pleasure when they noted, “Thank you so much for designing a beautiful courtyard – we have received a lot of rave reviews. You have transformed a small space into an eye-catching courtyard.”

Keep Your Home Cosy Warm This Fall

As the season gets chilly, keep your home cosy for less!

Some of these tips might be no-brainers but a simple reminder can make all the difference!

Start by taking an energy efficiently test. This will allow you to know exactly where cold air is and from there you can take the proper precise steps.

  • Use honeycomb blinds, they provide superior insulation, noise reduction and reduction of energy costs throughout the house.
  • Look into special heaters. ECO-heaters, for example use less electricity than any other heater for a given area. They draw in cold air from the floor of the room and then circulate the air for free.
  • Heavy drapery can also help hold in drafts but if it’s a sunny day, letting the light in can be useful. You can see how solar paneling can generate enough energy to heat a house!
  • Check doors, windows and your chimney. If your chimney is open all winter long, you are allowing heat escape and cold air to seep in. When your fireplace isn’t in use be sure to close the chimney flue up – you’ll notice a big difference right away
  • Use rugs to insulate flooring
  • Heat may also be lost to an unfinished basement. Even if you think it is closed off from the rest of your house, the water heater may be losing heat before it even gets into the rest of your house. You can purchase inexpensive outer casings to protect heat loss.
  • For the long-term Have your insulation checked. Good insulation is instrumental in keeping the house warm and reducing heating costs.
  • And don’t forget to look into how you can get rebates from the BC government for conserving energy!

Vancouver Heritage Foundation: Bringing It Back...

The city of Vancouver has hundreds of designated heritage buildings that are part of your everyday urban environment whether you are aware of them or not. In Gastown and Chinatown alone there are 230 individual properties that have been deemed historic by the provincial government. If you bring North Vancouver, Vancouver West, Downtown Vancouver and West Vancouver into the mix, there are hundreds upon hundreds of commercial & residential buildings, neighborhoods, schools, churches and architectural styles that we are trying to preserve as a piece of Vancouver’s history.

‘Old School’ is a series of courses being hosted by the Vancouver Heritage Foundation that highlight the connection between heritage conservation and urban sustainCNR Station Vancouver: Heritage Building Vancouverability by encouraging the reuse, repair and recycling of existing buildings. ‘Old School’ is the leading heritage conservation education program in BC and they are offering their introductory core course ‘Heritage 101′ Saturday May 7th from 9am – 5pm. This core course is the base from which you can pursue more advanced programs that focus on zoning, permits, heritage exterior fundamentals and how to create conservation plans for heritage designated buildings.CNR Station Vancouver: Heritage Building Vancouver

There are two very interesting upcoming events for you renovation & construction enthusiasts out there.  Both events have a GREEN twist in keeping with this budding Spring season and are worthy to mark on your calendar.

YMCADowntown Robert Lee YMCA Project – March 30th: The Vancouver Heritage Foundation has started a brown bag lunch lecture series featuring different revitalization projects around city of Vancouver. Architect Alan Endall MAIBC of Endall Elliot Associates will describe how the redevelopment of the downtown YMCA brought an aging structure to 21st Century standards while creating a downtown gathering place while  maintaining a significant grouping of heritage buildings along Vancouver’s Burrard Street. It will be held on Wednesday, March 30, 12:00 noon to 1:30 p.m. at the British Columbia institute of Technology’s Downtown Campus, 555 Seymour Street. The cost is $12. Living Future 2011Living Future Unconference 2011-April 27th-29th: Living Future is the forum for leading minds in the green building movement seeking solutions to the most daunting global issues of our time.  This conference has created an out-of-the-ordinary learning and networking format providing innovative design strategies, cutting-edge technical information, and the inspiration needed to achieve significant progress toward a truly living future. Living Future Unconference 2011 features tours of restorative architectural design of Simon Fraser, UBC and VanDusen Botanical Gardens. Unconference’s workshops including: “Understanding the Living Building Challenge”, “Sustainability in Action” and “Backyard Biomimicry among others.
