Our custom Design Build Process lets us collaborate with our clients during the design, budgeting, pre-construction and construction phases of your project so we can better understand your unique needs and to ensure the design of your project reflect your vision in its entirety.  We believe in the value of providing both design and construction contracting services, as the integration and coordination of these two practices is what makes your project stand above the rest!


Phase 1:
Design Consultation

  • Determine scope of work
  • Discuss budget parameters and priorities
  • Inspect site conditions and potential challenges
  • Review creative design ideas and options
  • Explain KC “Design Build Process”

Phase 2:
Design & Budgeting Services

Design Development

  • Site measurement and / or micro-fiche obtained from municipality
  • Design package is prepared complete with:
  • Existing and proposed plans
  • Key elevations and sections
  • Construction detail plans
  • Finishes specification level is determined
  • Creation of detailed scope of work organized by sub-trade

Budget Development

  • Plans, scope of work and specifications are sent to sub-trades and suppliers
  • Site visit is organized for our sub-trades to inspect site conditions for pricing
  • Quotes are reviewed, audited and entered into our budget template
  • Preliminary budget is finalized for client review and approval

Phase 3:
Pre-Construction

  • Plans, specifications, budget and agreement are approved and deposit paid
  • Submission of municipal building permits application package (if required)
  • A revised budget is prepared for client’s approval
  • Field review is scheduled with municipal building inspector
  • Purchase Orders are issued to all sub-trades and suppliers
  • Construction schedule is prepared and emailed to sub-trades
  • Municipal building permit is issued and posted on site
  • KC command center and first aid station are set up on site
  • Neighbours are notified of construction project

Phase 4:
Construction

  • Demolition commences and exposes all hidden site conditions
  • Post-demo site visit is organized for sub-trades to confirm pricing
  • Budget is revised and finalized for client review and final approval
  • Bi-weekly client meeting to review:
  • Budget vs Actual report
  • Change Orders Authorizations
  • Construction schedule
  • Ensure all work has been completed to client’s satisfaction
  • Ensure all Purchase Orders are closed and all bills have been submitted
  • Perform final reconciliation of account and process final payment
